DPT – Advanced Income – Curt Settle & Steve Snyder – 15 CEH **Tues & Wed**

This course provides a history of the five functions of a dollar and use of the Inwood tables.  Students will learn to effectively use an HP12c calculator for discounting problems.  Students will discuss investment expectations, direct vs. yield capitalization techniques, mortgage equity analysis, discounted cash flow and discount rates.  This course focuses on the Discounted Cash Flow technique.  It provides an understanding of when and how to use the approach, how it differs from direct capitalization and a greater understanding of the differences between capitalization rates and yield rates.  It also provides instruction on partial interest valuation.

Upon completion of the class, participants will be able to:

  • Have confidence using a Hewlett-Packard 12C financial calculator.
  • Understand the function and application of Discounted Cash Flow analysis.
  • Demonstrate application of DCF analysis as well as partial interest valuation.
  • Encourage intercounty communication and sharing of information.
  • Promote statewide property tax equalization through the use of similar methodology.
