This course provides information to ensure that students understand how to locate, list, classify, and value manufactured homes for ad valorem taxation in Colorado. The workshop covers terminology used in identifying various types of manufactured homes, as well as the parties involved in the appraisal/assessment process. This course provides the student with an overview of Constitutional and Statutory laws related to manufactured home valuation.
The workshop provides the student with an understanding of manufactured home construction methods and how the homes are affixed to the land. Students will learn how to classify manufactured homes based on use and how to list properties on assessment records. The course covers ownership requirements, including the use of various forms and certificates needed for moving, affixing, and demolishing manufactured homes.
Upon completion of the course, participants will:
- Be able to prorate value for homes that changes taxable states, are moved into or out of state, or are destroyed
- Gain an understanding of the appraisal process (including mass appraisal) and taxpayer rights
- Understand the sales confirmation processes and the sales ratio analyses of manufactured homes
Students will be encouraged to communicate and share information with other Colorado County Assessors’ offices, as well as promote statewide property tax equalization.
This workshop is a condensed version of the Division’s two-day Manufactured Homes Workshop. Materials are the same for both workshops.
