The workshop participants review and discuss basic assessment statistics, the State Board of Equalization (SBOE) statistical requirements, and the four recognized time trending techniques. Case studies with county data are used to illustrate the application of the paired sales, resales, sales ratio trend, and multiple regression analyses to account for potential time adjustments in the valuation of real property. This workshop is designed for appraisers with a current Colorado appraisal licenses. It is directed towards ad valorem taxation appraisal in Colorado. This ½-day workshop covers basic assessment statistics, Colorado State Board of Equalization statistical requirements, definitions, the four techniques/methods of performing time trending analyses, and application of time trending for real property valuation.
Upon completion of the seminars, participants will be able to:
- Utilize assessment statistics and methodologies to ensure that the county has appropriately considered the effects of time in their valuations.
- Comprehend the State Board of Equalization’s statistical requirements.
- Understand time trending analyses and how they may be applied in the valuation of real property.
