
The purpose of this workshop is to provide some guidance and suggestions on the process of data analysis and valuation of affordable residential properties. Information from various areas of the U.S. will be used to help establish some processes and procedures.
The first question is of course, what constitutes a low-end residential property? You will not find a definition in any textbook and there will not be total agreement within a classroom or even within an office. But, as appraisers, we know it when we see it.
Deriving market value on these types of properties is often difficult in a mass appraisal setting. This workshop will look at the traditional approaches to value and will examine the concept of trending as a possible solution to finding market value on low end properties.
The workshop will also look at some mass appraisal statistics that can be utilized to determine how well we did at estimating the value on low end properties in relationship to the higher value properties.
